General Terms and Conditions of Sale and Execution of Works
Article 1. Purpose and Acceptance.
- These terms govern all construction and renovation works.
- Signing a quotation implies unconditional acceptance of these clauses.
- Any exception must be written and signed by both parties.
Article 2. Quotations and Orders.
Validity: Our offers are valid for 1 month.

- Urban Planning: The Client is solely responsible for obtaining the necessary permits and authorizations.
- Property: Our plans, calculations, and drawings remain our exclusive property.
Article 3. Prices and Payments.
- VAT: The rate (6% or 21%) is applied according to current legislation.
- Deposits: Unless otherwise agreed in writing, payment is 30% upon order, 60% during progress, and 10% upon completion.
- B2B (Peppol): For professionals, the invoice is sent via the Peppol network. The BCE number must be provided when placing the order.
Article 4. Late Payments.
Invoices are payable within 10 days.
- Professionals (B2B): Interest of 12% per year and a penalty clause of 15% (min. €25) apply automatically.
- Private Clients (B2C): A free formal notice is sent. If payment is not made within 14 days, the same penalties apply.
- Suspension: The Company may immediately suspend the works in case of delay.
Article 5. Deadlines and Acceptance (Simplified Version).
- Deadlines: Deadlines are indicative, and a delay does not justify cancellation of the order.
- Acceptance: As soon as the works are completed, the Company informs the client by oral communication, e-mail, or SMS.
- Tacit Acceptance: Taking possession of the premises, using the works by the client, or payment of the final invoice constitutes definitive acceptance without reservation.
- Dispute: If the client does not respond in writing within 15 days after completion of the works, they are considered accepted.
- Property: Materials remain our property until full payment.
Article 6. Guarantees and Insurance.
- Guarantees: Ten-year and two-year guarantees according to the Belgian Civil Code.
- Insurance: The Company holds a Ten-Year Civil Liability insurance.
Article 7. Right of Withdrawal (B2C).
Private clients have a right of withdrawal of 14 days for contracts signed off-premises. If they request the immediate start of the works, they waive this right for services already performed.
Article 8. Disputes and Applicable Law.
This contract is governed by Belgian law. In case of dispute, the parties will seek an amicable solution. Failing that, only the Courts and Tribunals of the judicial district of Brussels have jurisdiction.
